I have a few comments to send and will try to finish them up this week
Sorry for delay

Mainly to do with the amount of commercial land
You are proposing more commercial land than Dunnottar and Winnipeg Beach Combined and that has to have a negative impact on the main proposal to create a Village Centre

With concerns to the golf course development. Personally I'd like to see an executive course (par 27) built instead of championship style course. With both the Beaches Golf Course (18 holes) and Grand Pines Golf Course (18 holes) in the area, they already fill the need of many golfers around the Eastern Beaches area. However a par 27, 9 hole executive style course would suit the average family with young children (9-16) along with the many seniors, youth and adults who do feel somewhat intimidated with the larger and longer courses. Plus a executive par 27 course would be in a different class of course not directly competing with golfers who prefer a harder challenge at the bigger courses.
